Washington has been difficult to work with but the area I'm working in seems incredibly promising. 

I know you can call the previous landlord on application and ask very specific questions about the tenant to see if they are real landlord or not, but those are not good enough because there are a lot of fake landlord services out there that know how to be fake landlords (google "fake landlord reference") So I need a better way to verify this.Is there a tool where I can search this online?

Interesting that the fake preapproval letters is part of what got them.

Not sure why I get an odd feeling about the organization (call it a gut feeling), but it feels like a scam. 2K-14K investor education levels with the promise of networking with established professionals within the organization and building business credit.

I feel like I have a grasp on how to do the math on a deal (I have found a few pretty promising ones) and I analyze at least 3 a day, I love the rental property calculator here on biggerpockets, but most I have to do by hand.  

Otherwise you're posting fake ads on craiglist every day out of desperation to get (crappy) leads any way you can. 

Because the judge most likely won't consider any back rent owed from the renter just a date he needs to vacate and that's still not promised.

This is not Louisiana in the 1980s when a married woman had to get her husband's permission to do anything with any real estate she owns.At the closing table, she is going to sign a promise stating that she intends to move in within 60 days, and live there as her primary residence for a year. 

This type of abuse gives the free POF guys a bad rap and many think they are fake because they are ubiquitous.
