The only thing I would recommend off the bat is to be extremely conservative with your rental comps for the rooms.  

The goal will be to put a tiny away for retirement income and the rest fully into the savings account.

I would be extremely careful to not to do business with anybody that could be construed as a "client" of yours as this could end exceptionally bad.  

If the seller doesn't prove hardship, or the liens are too large to deal with, any of these can kill the deal.It then goes to the mortgage insurance people and the investors.If this all approved, the bank will issue a shortsale approval letter that lays out the terms of the deal.Most buyers walk away from shortsales due to the extremely long wait times and frustrations.

If not, feel free to move to the appropriate place.I did what I'm sure is extremely common here... last summer after 8 years in my former residence, I just randomly saw another house nearby that I really liked, and bought it.  

Either way, I would get to know the area you are looking to buy extremely well and find the right property in the right area.  

There are a lot of great resources on here, and the people are extremely helpful.
