How are leads generated for residential RE?

I am looking to enter the business soon by flipping and possibly wholesaling in order to generate capital to eventually invest in cash flow properties.I'm here to learn all I can and connect with others in North Metro Atlanta.

My marketing goal (stay tuned for 2 new, unique marketing websites), will focus on attracting the home farming market by creating strong relationships with organizations like Future Farmers of America (and others), to assist younger generation, new American farmers matched with land at affordable prices and with easy lease-purchase options.  

That is rarely high end SFH which do not generate rents comparable to their price.

(Plan to renovate this apartment to generate rental income of $2300 per month. 

Or should I move it to 30 year and generate some cash flow out of the deal.

A friend of mine, who is a CPA says that the IRS will look at my investing as a hobby, especially if I haven't generated any revenue yet.
