You understand more about the market, you can drive by your properties to "check up" on them, you can interact with other players in your market at various events, etc. 

Your proposal has two players (the wholesaler & the flipper) who don't want to hold and operate the property. 

One of the biggest players in the market is Colliers together with CBRE.

Beyond the personal discomfort of having to specifically make such demands, the demands themselves may fuel suspicions, undermine loyalties, or, worst case, trigger the departure of a valuable minority player.

I am seeking someone who is ready to be a team player with lots of resources.

., I would be more concerned with receiving advice from an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering rather than if they have a PhD.  

(Division 1 Softball player so using my leverage) I live completely off of the cash I get from lessons and EVERYTHING else from the small business I run goes straight into the bank.  

I have even seen people complain about trainings that costs 200 bucks, buy cd's etc yet so many have a $1000 cellphone or $200 Jordan's lol.
