Last year was a slow year for airbnb and I was considering switching it back to LTR but this year has been high occupancy and bringing in $3000s in summer and $2000s in fall/winter, huge jump. 

Saving up more money isn't the most fun suggestion but it is what I'd suggest.

I went the same route as you, studying for my real estate salesperson exam over the course of the previous summer and fall, eventually obtaining my license over winter break.

I'm down south for the winter, but will be looking to put it together when I get back.  

Something that is similar between business partners (this is for fun - like if you share a similar hobby)6.

They have not been fun to deal with.

Its the middle of winter, also. 

I have been audited by the commission (the result was minimal issues to address) and it is no fun.

If you suggesting that winter is causing insurance to be higher, two things: the last years or see we call it brown grass season here in Milwaukee, because we don't get much snow anymore.
