I am not from Colorado however, have experience with this question especially in recent months, seems to me this is a widespread issue with many investors not only in Colorado today, but other Western states. 

My long term goal is to increase my passive income by investing as a buy and hold investor in SFR and Multifamily properties in central and western Wisconsin. 

I am investing in rural areas of western NC and there are not many cookie cutter homes/developments so the 200K selling prices is based on a larger search area.

For example ~ and this has happened many times to me ~ I look at a property here in western NY state, the assessed value is $50,000, I've arranged for an appraisal for $350, and the appraisal comes in at $35,000!!
