I think as you educate yourself and perhaps the reason you are on BP is to learn from experts, smart use of leverage and ensuring solid cash flow to weather downturns is how big time wealth is created and gets you there much faster, nor paying all cash.

I see nothing that indicates that the San Diego market going forward will be different than history indicates (but history does show RE cycles so you need to know you can weather a down cycle).

In Austin, we have areas where there is alot of clay which is expands and contracts depending upon the weather (rain or sun mostly) as weird as that sounds.
