Nice promotion, but do you have stats on how well they perform versus traditional 1-4 units?

It is a different mindset, land lording versus asset management.  

Higher rate and lower LTV on cash out refinance 75% versus 80% LTV and 5% can be a good chunk of change.Mortgage rates are a little higher right now but you can always use some of the equity to do a rate buy down and get a much lower rate. 

It's a lot harder to repeatedly tell your child NO, NO, NO when you can easily afford things versus when you really can't.I've never experienced this difficulty of prosperity personally.

It tends to be a family tradition to do it versus a poverty issue.

As for my Smokies properties I am experience something different than others and I will wait till May closes out and I have solid, unchanging and complete numbers (Gross, ADR, Occupancy %) to report what I am seeing versus previous years.

Notice inventory creeping up versus 2017 levels when IR rates are at such different periods.

It seems that 5 years ago or so, an investor could buy a turnkey rental and see it appreciate right away = investor felt they got a good deal.Today, prices aren't increasing as fast, or as much, so investors aren't seeing that almost immediate increase in the value of their turnkey purchase = they don't feel like they got a good deal.Throw in that it's taking over 30% longer to find a tenant today versus 2 years ago, and investors are even more nervous about their purchases.So, many investors are chasing higher value for their investments via trying to cut out the turnkey operator fees.

1300sqft 4 bed/2 bath SFH versus 1300sqft 2/1, 2/1 duplex.assuming same area, both new builds, same finishes etc etc.
