One is, they dont want to go through the process of listing, they have a sense of urgency around needing funds right away, etc.  

I also believe having multiple potential tenants at the property creates a frenzy and imparts an urgency on tenants submitting their application.  

I mean distress/urgency to sell doesn’t take days off, right?

I think the biggest part for a "newbie" is the perceived urgency to want to know it all, right away. 

So, I'm sharing this input (from this thread) with Andrea soon in hopes that she will understand the urgency of the situation and use that leverage to clear the house now while no one is 100% settled on what's going to happen. 

The fact that the price was reduced 10% in the first two weeks seems to show some urgency to sell?

My guess is you are the one that pays the bills and worries about the money and your husband is the visionary. 4) I don't see the single family home market crashing here (available homes are at an all time low) unless it does everywhere so I don't see any urgency to sell to avoid having a smaller net from the sale.

Realtors work on numbers games especially in terms of volumes but what many fail to realize is cultivating relationships beats those numbers unless the buying or selling party push the work onto them as a matter of urgency due to other deadlines especially closings or money needs to be taken out of a pipeline elsewhere.
