One of the properties I purchased was a foreclosure, I don't think I would do this again btw, and they have been unbelievably helpful.

And your knowledge of that city being a good place to buy rentals.As an example of where NOT to buy look at zillow rentals filter on just house, 3/2:  Macon, Miledgeville these are both dead cities and 3/2 houses rent for:  $800 ish (unbelievably!!) 

This is why I stress the unbelievable importance of a great broker, and not for the reasons most think.There is often times a grave misconception about what I do.

Of course the younger investors who are computer savvy will find it to be unbelievable tool.. you build what you want for your specific needs.. not just buy a junk list with who knows whats on it.
