Best rate to refinance primary residence

Hi guys,

What’s the best rate going around right now for refinance ?

Loan amount 600k LTV 50%

I got quoted 3.125% for 7/1 and 3.325 for 30 yr fixed

No closing costs

Can I get any lower at this point?

@Ram V. Sorry, I don't think that the person who quoted you that rate was accurate.  Always get all of your offers in writing.  And I don't mean an email.  There are 2 documents that hold lenders accountable - the "Loan Estimate" (that's the best one to get) and a "Fee Worksheet" (which is "ok" to get).  When you refinance you have to pay for title insurance, attorneys, etc.  Maybe "rolling in your closing costs into your loan" might be what was meant (I'll give some benefit of the doubt here) but you will have costs.  Guaranteed.
