The tax rate on rental property in SC maybe 6% vs owner occupant 4%,  which would seem like a 50% increase but as a rule of thumb the taxes always triple.

They tend to have larger spaces and not premium locations.If it's single tenant net lease absolute triple net then yes the tenant would absorb all costs and the lease rent is the NOI.

Cutting a chunk of wire from the main breakers and also has white fuzzy mold in the wet basement.( no power, no sump pump) It's a short sale and the property is worth triple after these problems are addressed.
