@Timothy Daniels - just to be clear, you have a triple-net lease on your commercial property is what it sounds like?

It doesn't matter if you single close, double close, or triple close.

Hoping @Joel Owens or someone more experienced in Triple nets can answer.If looking to invest in an out of state, NNN single corporate lease 10+ years (ie Family Dollar, Starbucks, etc.), how important is it to do actual physical due diligence?  

The tax rate on rental property in SC maybe 6% vs owner occupant 4%,  which would seem like a 50% increase but as a rule of thumb the taxes always triple.

I've been looking through varies types of real estate investments and came across commercial properties with triple-net leases for sale.

Cutting a chunk of wire from the main breakers and also has white fuzzy mold in the wet basement.( no power, no sump pump) It's a short sale and the property is worth triple after these problems are addressed.
