In my personal experience, I lean more towards buy and hold (and don't get me wrong, that is something you need to work at too-there are definitely trials and tribulations with that at times) and will flip a house only if it is a real steal.

While that's a good start, the rules vary from state to state and there can even be variations in different counties within a state.

There's no substitute for hard work and trial and error.
