A large lot in question.Specs:* About 4 acres* Zoned Multifamily/Apartments* Highly populated and desired area of the suburbs* Off major road, next to large apartment complex, Townhomes community* The road that takes to the lot is narrow (no through-traffic), and has a dead end.Given that the lot can be purchased (really) cheap, but there is no assistance from the seller and no land research experience on my part, what do I need to do for DD?

I designed the site to look good on a smart phone (at least I think it does lol)I always link my blogs to my facebook page to try and generate some traffic, sense of awareness and expert branding.

And, they will both share a common entrance road off the main access road (casino will have other access, but this is the only neighborhood access -- there will be no pass-through traffic in the neighborhood).My thoughts are that it can be bad or good -- values could go up if the casino creates a commercial growth response and a developer wants the small neighborhood for a commercial project, golf course or something along those lines.

Based on you picture I would pass on that property.Stucco can have problems up front along with the brick veneer.Do not like all the stairs and double ups.Seniors will have a hard time renting and families do not like carrying items up and down all those stairs.That leads to tenant turnover and limited starting renter pool.The parking lot is thrashed.I also do not like the slope of that parking lot.Makes it very hard to pull in and out of there for traffic and makes it hard to get in and out of the car.To overcome all of those things a tenant will have to pay a way below market rent rate to deal with the inconvenience.Is washer and dryer in the units??
