There are still some deals for flips, but numbers are tight right now - last deal I reviewed last night was only a 5% COC assuming everything stayed in budget - we decided it was not worth the amount of capital at risk for that type of return.  

Because they had a closing deadline, they agreed to an easement where we keep the fence in place as long as we maintain it.  

If it works in this environment with tight conservative underwriting you can be confident in your decision making and when things calm down you may just have a sweet deal on your hands.

Rate increases or no rate increases, it's very tight and very risky.

Browse the forum, find a couple of experts who you want to work with and send a PM to them.I would also wait a couple of days, since today is the IRS deadline of 4/15, and we're underwater. 

I’m having no problem filling up my days with real estate related things to do but my market is currently tight and I’m having trouble sourcing new deals.

It's now been 17 days since the sale, we're three days away from the deadline, the email thread with all parties keeps getting longer, but the situation is still not resolved.
