Otherwise, invest passively with others to get a return in the teens.

I did not pay too much attention to investing back when I was in my teens, but I do have some good friends who invest there.

That being said, a lot of people seem to assume they can achieve a 10%+ CoC return on a SFR and 25%+ overall returns in SFR or small multis, versus 5-6% and mid-teens overall in Syndications.  

I could be totally wrong but like to see what’s others think.All I can say is people with icloud  or gmail with numbers in it (like my teens) in general, are young and broke. 

I probably didn't read that until I was 22 or 23, I wish I had read it in my teens or earlier!

I STRONGLY see this as neither a buyers or seller market, it's a very different market, one we have not seen or had since the 19-teens/twenties, and that's not even exact but the closes similar one to reference.

Unfortunately, I was pretty irresponsible in my teens and have no savings but an income of 132k/yr.
