Hi everyone -I own a 5 bed 4 bath home here in North Austin, TX that I currently house hack.

My partner and I are looking at a 10+ bed assisted living facility that was originally a 3-4 unit property.

Differences (condition, bed/bath, age, amenities) are added/subtracted from the comps to determine the value of the subject property.

I'm not a big fan of one beds, and the commercial has to be underwritten at higher cap rate than the commercial.Historic sounds like a lot of deferred maintenance.

To counteract that now I have my 4 bed/3 bath villa rented out as a midterm rental.

Hi everyone, I am wrapping up the renovation of a 2 bed, 1.5 bath in Fort Worth, TX.

I'm trying to do BRRRR on this unit by renovating the whole bathroom, kitchen and etc.. but not sure how much it would appreciate as it's a basement unit but it has 5 bed 2 bath...

Our rental is in a hippie town and we attract responsible, green-minded tenants both with solar panels and garden beds in the yard.

So a hot tub is essential, and a nice outdoor area with hammock & firepit. or one of my students caters to families with smaller children and has bunk beds and an outdoor swing set and play house.. that is all they need there.

It's almost as much as renting a 3/2 on a monthly basis for one room with a bed and a kitchenette.
