Yes I am trying to build the relationship with brokers to get "better leads" but what I am finding through underwriting 2-3 properties a day is that our price would need to be sometimes 15%+ under what the whisper price is and I am told that is too big of a gap to submit and LOI.

One thing I wish I had asked before I submitted offers on out of state properties was have an experienced investor or unbiased party (not anyone on the agent's team) do a very detailed video tour of the property and pay them for their time.

This process has some problems: it takes a few months to get a response from the IRS and you have to submit a copy of the contract for the replacement property with the notice that the seller intends to complete a 1031 exchange. 

The right answer to this is they should lock your rate for 30 to 45 days and do so immediately upon your credit being pulled and the application submitted. 2.

Some credit providers charge $50, some charge $200 and you don't have control over this unfortunately.Title fees: since you are purchasing, you probably didn't choose the title company, however this can be negotiated when you submit your offer.

Once the property passes inspection you submit your lease and the Section 8 agreement and you are in business offering government housing. 

I use Zillow because they can use the same application for 30 days to submit to other landlords without paying any additional fee.

I submit that the tenant who runs out on a contract they agreed to because of a minor bump in the road of life was not a good tenant to begin with - they would have found some small hill on which to blow up the relationship eventually, people like that always do.
