I like to use local lenders because they will know the rental market and local agents will know the lender can get the financing done making your offer slightly stronger over using a national lender.

Real estate is the long game, if you invest in 3-5 years besides the last 5-7 years you typically will not have significant equity gains, but when the govt pumps 6T into the economy that is why pricing went up and people made money, not because people became savvy investors.

Syndications are only suitable to players who have experience with deep due diligence, basic understanding of fraud prevention/detection techniques and enough real estate experience to understand the market, macro economy and how those factors will impact the investment.

If I tried to start today with the same funds I had back in 2018 I would probably own about 10 doors.In my opinion, it is really not a great time to be getting real estate (broadly speaking) - which when you think about it is the whole reason why the Fed cranked up rates - to slow down the economy, inflation, housing sales & price increases, etc.
