We also found that same issue in the electrical panel where an amateur renovator had tried to wire in an extra breaker.good luck

I went for words like "clean" when describing the look of what i was shooting for in fixing them up.Give a good cleaning, paint whatever cant be cleaned, use paneling on anything that cant be painted.Make your rentals bullet proof.

First contractor walked, second was paid in full by my 'helping manager' ( my fault for trusting someone else with a property inspection and payment) without walking the property so when I came home two days later from Baltimore and discovered this I had to hire a 3rd contractor to fix and finish everything else since the 2nd contractor wouldn't honor his work.Some of the overage was due to all the electrical nightmares we found when the city required me to remove the sub-panel from the garage and place it in the house.

Some of the panels fit together nicely and I would have 2 rows laid, only to try to get the 3rd down and the middle of the panel would not fit together.

I did the sand and seal on most of the rest of the areas, certainly anywhere with a hint of "water damage" on the wood.You will probably only need to replace a couple subfloor panels per room.

I ran downstairs to move the car and found a large branch from a tall tree fell and took out my back window, and also dented the rear left quarter panel and left scratches and a chip in the paint.
