You know seeing people complaining about interest rates elsewhere has really made me think of exactly that thing, borrow as much as I can, and even get friends to borrow at the lower interest rates here (assuming they qualify) and then arbitrage my way to profits.

Educate the land owner on the potential profit run the numbers and go over the basic proxy and blue prints.Make sure you have a seasoned and qualified Builder/GC because they can be a deal killer with wasted time and inflated material and extended completion dates.

@Kezia Edmonson Yes, you can use a 1031 exchange to defer taxes on the sale of your single-family investment property when purchasing a multifamily property, but only the portion used as investment (the three rented units) qualifies.
