For a portfolio of that size, I'd want 10-15k in a savings account specifically for my rental portfolio, IE separate from your personal emergancy account.

But to get into contract I need a EMD (which at the size of the new purchase is not small). 

I intend to start small, $3-5M deal size and work up.This would be an example of smaller deals for syndication.
