In situations where the gas is separately metered I also recommend including language in the lease requiring tenants to provide a copy of their gas bill ever 3 months.  

In the end the questions were geared towards encouraging me to:  1. eliminate my separate cleaning fee and include it in the nightly price, or 2. lower my cleaning fee to get more bookings. 

You didn't invest in a syndication or fund if you put money into two separate short-term rentals.

I would let this one go to foreclosure, ouch, and be able to hold onto my Texas property, but now they are connected and I can't separate the assets.)So, that's the story, I hope someone can help me, I feel like I am spinning circles in the endless tornado of hell.   

Is there a way to separate from them legally without getting a lawyer involved? 

You can have your own separate space with a side by side or up/down duplex. 

Are they separately metered for utilities, or can you bill back to residents?

I have rental house with a separated detached apartment above a garage that I plan to sell.
