I would not reject someone based on what they do, I would reject them based on what the numbers say unless your gut is SCREAMING.

One I fondly remember was - after putting out post-it notes on doors in a the Phoenix market (using a contractor) - we got a call from a woman that was SCREAMING at us (voicemail) and saying that she now felt that we were stalking her, maybe watching her, wanting her house when she had NO INTENTION of selling it and, now she felt she could no longer stay there, she had called the police to report us, etc.  

Everyone in Lima was screaming surgery this, surgery that...You know me, Engelo, those pricks aren't touching my back unless I can't move.

Making offers on the MLS or to FSBOs where there is no seller or property distress is not likely to generate a 65% of FMV deal.Find a screaming deal and the money will follow. :)

Honestly bars do not scream too much trouble in my opinion.

Great place to spec build, hard to find a screaming good investment deal if you are new.
