To buy a BIG property today, you will need to take on extreme leverage, make a big bet, convince mulitple other people to hand you hundreds of thousands or millions of dollars, and then you have to be right, inside of a 3-5 year timebox, about your projections, supply, demand, expenses, and cap rates. 

In general, doing less is safer.

As Brie mentioned, you can not deny tenants because of their vouchers.There are other subsidies that you could look into besides CHA.I bet @Mark Ainley or @Jared Kott could provide some better context than me around the subject.

Over a week is crazy for an outage unless we are talking hurricane, tornado or fire.I am betting it is internal to the site.

I bet searching on TCPA or "blind SMS" etc will find those threads. 

Hey @Donald Tsung - your best bet may be to chat with a couple of active brokers in the area that you're scoping out. 

Your best bet is to find someone doing the work in your area and picking his/her brain. 

I'll bet you a dollar he doesn't have a license.

IE you have a trustworthy properly capitalized honest investor as the buyer and the seller also is of sound financial standing.any of these things get off kilter then its all bets off..

I bet a lot of people would be attracted to the property just to stay with the "ghosts".
