I have helped a handful of Hawaii investors purchase Air BNBs in Independence as well and just North of the River.

I have about 3 acres in carroll valley but that is 150 miles away 

Lazy River, water slides, gym, restaurant/ bar, etc).Themed rooms - make the bedrooms attractive by theming them with characters (Disney, Harry Potter, Star Wars, etc).Games Room - these are often located in a garage conversion or a left area.  

I see Victorville, Hesperia, and Apple Valley as great investment locations with affordable prices and competitive rents.

Acres Homes, Independence Heights, East River and Sunnyside all have a concentration of new duplexes. 

I’m currently in the JADU + ADU process myself in the San Fernando Valley.

Sometimes across the street or river/waterway makes a big difference.
