But, if you're giving them an IRR metric, you're assuming they're doing something much more beneficial than any of those things...which is misleading.For those who understand IRR -- and specifically for those who understand that a small change in the inputs will often have a large change in the outputs -- you don't need to include the metric on the prospectus, as the recipient will calculate their own returns.

It stems from the fact that the recipient does not have a choice whether to receive the text or not (as opposed to not answering the phone) and can be charged for the incoming text (even though 99% of cell plans now offer unlimited texts).

A quit claim deed usually indicates that they might only be part owner of the property, and Since they only transfer any interest the grantor (seller)  has in the property to a recipient, called the grantee (you), the deed contains no title covenant and thus offers the grantee no warranty as to the status of the property title.

I'm looking for someone that can do a plain #10 windowless envelope with the persons address and my return address on it, standard forever stamp (no the bulk stamp or print), with a customized letter for each recipient folded up and stuffed into the envelope with matching address.
