Most companies want to sell waterproofing for the entire basement at outrageous costs and will through in the wall rebuild at an outrageous cost.

I'm fairly new to this type of commercial construction, do you think its advisable to build and expand the existing structure or is it more likely I'd need to demolish and re-build a larger building?

I am a licensed contractor and the repairs will be ~$70k to rebuild.

@Corey Lyons At the moment we're looking at a complete rebuild property at $299k (plus rebuild costs) in a neighborhood of $700k homes.

I got about $50k at my disposal, but looking to hold on to $10-20k as a reserve (and I have a net $4k coming in each month to rebuild my reserves, and a 401K to draw from if I really had to).

@Manoucheka GuillaumeIf you can't get a 100% rebuild letter, if it's legal non-conforming, you won't get a loan.  

It's a ranch and I figured its not entirely too complicated to rebuild.

We will rebuild as a 4 bedroom/ 2Bath with laundry.
