Are you buying a sinking ship?

The book was released in 2018, pre-covid, and I wonder if the RE market has just changed this much or if Michael is just really focused on finding the 1 out of 100 deal that has the high cap rate and is a viable deal.Ideally I'd like to find a community/mentor that can give me some input on the realities and possibilities of the deals in today's market and normalize some of the viewpoints that Michael states in his book. 

The reality that neither view is realistic or probable.The best advice I can give would be to underwrite for long-term leases as that can be an acceptable exit strategy, but be prepared to execute well on your MTR strategy (great interior design along with profesisonal photos and concierge servive).

A lot of talk about how easy it but in reality you need a lot of cash.  

Probably because the sellers representation doesn’t match reality.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Transferability - While PACE loans are transferrable (unlike unsecured loans) the reality is it will be a sticky situation when you go to sell your home.

So in reality THAT is the main difference in the 2's economic plans, one is pro-main street, the other is pro-trans-nationals or better put the big C-donors.
