look at your experience level with reality in mind.I would want to feel very comfortable about those things before spending time on deals and money when i had no real capacity to transact no matter who the lender was.

Some places are cheap and look great on paper, but reality is very different as they have higher turnovers and more problematic tenants...they also don't increase in value as much.

The interest rate debate is often framed on timelines when in reality it is more conditions-based.

---So, yes the numbers will look great on paper, but reality will be way different!

So now that reality has set in level headed long term investors are buying as RE will continue to appreciate in the long haul and rates will sink. 

Reality is just a mirror of our internal state of being.The more we invest in ourselves, the more we invest in our lives. :)
