.- If Spouse A can prove that Spouse B has paid 100% of the mortgage on-time for 12 months from purely segregated accounts (NO deposits from Spouse A into B's account), then Spouse A can have the mortgage excluded from DTI.

However, with the normal wear and tear/ usage of the two main entry doors to the units foyer area, we have had more than 5 service calls on the locks (for batteries, lock mechanism not functioning, etc.) and both front door Locks have had to be replaced once already and I am thinking it is time to use a different Door Lock method. 

That means in two years you would be made whole...and the cashflow is all pure profit.CoCR is a great way to measure a good deal. 

@Don Jackson In my experience, retail buyers (which is what you're describing) will always pay more than pure investors.  

Remember a house hack investment works easier than if your a pure investor.  

And that is purely from a numbers point of view.

I have not done due diligence on these, the water, garbage and insurance are purely estimates and likely high.

The appreciation is pure speculation based on past performance.

Sounds like you are off to a great start.Looking at this from a purely business perspective, you owe it to your business, your partners, your investors to maximize the revenue coming into the company.
