This cost is considerable, and although my tenants pay for their own utilities, I'm wondering if there would be any benefit to installing solar.Some questions I'm asking myself (and others) areIs there any potential revenue creation from installing solar and have tenants pay me instead of the utility company?

You really should be working with a CPA to advise you on entity creation (or not) and tax efficiency so you have the right foundation going forward.

If you do decide to purchase the duplex and then rent out the other unit, definitely make sure you fully utilize a tenant screening service so you don't end up in a bad situation (might be worth looking into one that offers to list the unit, tenant screening, digital lease creation, online rent collection, and maintenance tracking).

My question is more in regards to taking a very macro level analysis of wealth creation via multifamily investing and in that analysis comparing the returns of LPs in a deal vs the returns of the GP group. 

A quick search will show the city is rated good for cost of living, small businesses, stability, job creation, and is still growing. 

Moral of the story is that shift your mindset and figure out the right strategy for income creation and you'll have those funds in no time.

You don't need college to learn how to log onto bigger pockets and learn investing and wealth creation.
