It would have depended on what type of drug is associated with the drug paraphernalia as to if I would have filed for an eviction or not.I don't care about pot, as long as it is not smoked (no cigarettes either) in the apartment. 

Unless your tenants are growing a pot farm inside, you can figure an average use on the high side from past bills.

If your guys were truly licensed realtors that would probably be your easiest route, as they have insurance or a pot of money allocated to cover things like this, I believe. 

I do have a very nice W-2 to sweeten the pot, not sure if that is why.

Basically you pledge money and if you don't work out you pay it...then those who do work out split the pot.
