More or less same cluster at Preston and George Bush in Plano....and plenty more around the giant Metroplex.As I think is the case in most big cities, the big public hospitals are not always in the best places to live.

At that ARV, I'd suggest the southern & eastern portions of Richardson ISD, portions of Garland & Plano, Carrollton, Farmers Branch, Hurst-Euless-Bedford, North Richland Hills & Keller.

I am sure you have done some due diligence online but here are some reads on water heaters in Irving. http://westplumbing.net/plano-plumbing-tips/irving...http://westplumbing.net/plano-plumbing-tips/dallas...Notice that the Dallas article says that FVIR heaters do not need to be elevated but not sure if the same applies for Irving or not.

You won't get an offer accepted, and if you keep doing it, you'll end up burning out a real estate agent who works with you.You're absolutely not going to find a deal in that area on MLS in Frisco/McKinney/Plano.
