This was one of the craziest threads I've read on BP, and the perfect example of what can go wrong when jumping into wholesaling with nothing but positivity/ naivety. 

Your example in New Hampshire perfectly illustrates that with the right approach, these relationships not only bring deals but also help you build a stellar reputation in your market.Keep at it with consistent follow-up, show genuine interest, and when the time is right, those deals will come to you.

I know it is alot, but I thought with a open schedule and possible ability to get this property at a discounted price it could bring in some return as I would have an easy tenant and location is perfect. 

I find myself knowing that im in the perfect position to start off my career, but I'm a bit scared and confused on what route to take.

You have enough money to furnish a property *fully*, and (this is vital) you have enough money to hold in reserves if/when things don't go perfectly, but you don't have enough to put down a 20-25% down payment to own.

They are pretty bare bones and do most everything via email but the price is right.
