my point is 200 a month cash flow in a non appreciating market unless you can scale is not worth the time and risk compared to buying in a market that you have a very good chance of capital appreciation with neutral cash flow and let your renter pay your mortgage off.. and have an easier time managing it along with less tenant turn over etc.. ( if you can find that).to me in a non appreciating market its all about scale like what Mr.

In my opinion, if the property is cash flow positive or even cashflow neutral in Calgary but in a really nice neighborhood with high comps and high potential for the property to increase in value its not a terrible deal.

Instead of paying for reviews, build value with the review reader in publicly responding to it very professionally and neutrally, apologize (whether you're in the wrong or not), address them by name, and encourage them to reach out to you or say I have / had reached out to you, I'd like to make this right.

Since we are mid-progress, still have a lot to go including: Drywall (half the house needs it), painting throughout (neutral light gray tones), kitchen put back together, recessed lights installed (all LED), floors re-sanded and stained (original red oak on 1st & 2nd floor), etc etc.

Also I don't know how you feel about it but maybe finding a lighter colored (affordable) durable rug for the kitchen area could "cool" the room down, and help neutralize all the brown.
