Low barrier to entry, low taxes, landlord friendly, some amazing class A and B suburbs and a strong urban core. 

I've underwritten hundreds of deals, submitted tens of LOIs and not had a single one accepted- The BRRRRs I did do weren't true BRRRRs because of low appraisals, or not accounting for all costs properly and I ended up leaving around $10k for each one in the deal.

With  one property, a hotel that doubled as a homeless shelter one neighborhood over shut down and has caused problems for the surrounding areas.

But I would think they all can easily run the comps so you know the numbers you are aiming for in any given neighborhood/block/property. 

The home was built in 2006, great neighborhood, close to the highways, close to everything new that is being built, close to a military base.

The home is a 3/2 in a great neighborhood next to the community pool, park, and playground and located just south of beltway and and I45.We are new to the midterm strategy and trying to figure out what the demand is and the pricing. 

Focus on smaller single-family homes, condos with low HOA fees, or multi-family properties in these regions, and build a reliable local team of agents, property managers, and other professionals to ensure a smooth investing experience.

Do you believe it will now be more cost effective to hold a license or do you believe the expenses will go up with what I assume will be a flight from the business by low producing real estate agents?

Its interesting which countries have low birth rates and which countries do not.
