Welcome to the forum mate :)There sure have been quite a few Aussies joining in the recent months.I always wish many folks knew about Bigger Pockets years ago as there would be much less heart ache now.The best advice I could give someone starting out with US real estate is to focus more on the people and team rather than the stats/demographics.Thanks and much success :)

I invest in B areas, particularly Riverwest here in Milwaukee, and if you get good systems in place like cozy.co where you do an ACH transer from the tenants account to yours (which is free) so you are never chasing tenants around for rent and also set up a google voice account where you can set "business hours" for receiving calls (I only receive calls between 9 - 5 on weekdays and none on weekends otherwise it goes straight to voicemail and sends me a text of what the tenant left a message about if it truly is an emergency) managing is not a huge strain on time.

There are some minor head aches associated with a younger tenant pool, but I have never had trouble filling a unit.I would advise you check into multi family (2-4 units) in the area, personally I prefer these to renting a single family home to a group for a whole lot of reasons.

Does anyone know of a lender(s) that will do cash out refi's on investment properties which are purchased with an investors personal cash, only with a couple of caveats...The investor/purchaser had a Ch. 7 BK 4 years ago, which included a strategic foreclosure on his primary residence.
