If it is affixed to the land it is real estate, if not it is a vehicle  (check local laws) and depreciates like a vehicle.

You could certainly find an investment vehicle that would pay more than what my bank pays in interest.

You need a good mortgage broker and you need to tell them everything so they can put you in the right mortgage vehicle for your situation.
