This is where if you are gonna be a salesman,you need to use your powers of persuasion.Find their pressure points and emphasize you are there to alleviate those pressures.Take control of the negotiations by gently reminding them that you want to buy but can move on to the next deal at anytime.You have to make them worry that if they don't cooperate and comply with your contingencies,you will walk on them.Why are they selling?

Usually If the roof is leaking they'll just tarp it to protect it, and most won't even do that without constant pressure from the listing agent.

They can also go back years looking for violations if they chose to do so, so the fines and penalties can mount up to staggering amounts.Over the last six years as this newsletter has preached the need for compliance, one of the most frequent questions has been, “How are they going to find me?”.

If you install something like below and A/C unit has a metal window sash holder, person on outside should not be able to pull unit out or push unit in since window sash can't be pushed up and is snugged into this metal sash mount..I actually use these below on my windows when the A/C unit is installed as it does double duty for security and preventing A/C unit from falling out of window due to tenant accidentally opening window.
