White Oak color and Walnut color are the two main ones you want to focus on, depending on the rest of the design in the house!

The only reason I left Cozy is because when it switched to Apartments.com they dropped all commercial rentals.  

Haverhill is another interesting area with reasonable home prices and a lot of municipal developments in the works (also the commuter rail and easy access to major highways).

When ADU is complete, rent it or move in and remodel main house.After a few years, I think it is highly likely (again wouldn’t count on it, but would leave the possibility open) that CO allows and encourages those who build ADUs to subdivide their properties so that more people can own their homes.sell the ADU and main house separately, benefit from enormous upside.

@Vince Scipione  This is very solid advice to keep it separate and I agree with you, the only reason I was even thinking of it was to help me raise the initial funds for my first investment.

Is there some reason the early bird pricing went up without a deadline and without warning?

I find that the best deals on the market are usually newly listed (less than a week on the market) and usually the deals that haven't sold have significant issues with them.What are the reasons that you think homes sit on the market for a long time and how do you navigate the issues to make a deal that works for you? 

Honest... not great but we had other tax reasons to get into them.
