Now I spend 5 years hoping they make their payments and somehow refinance to pay off the balloon. 

But here’s what separates the long term successful investors from the wanna bes, the hopefuls, and the people attending every seminar and buying every mentorship and never establishing a successful track record1- the ability to IDENTIFY a deal - most deals are not  advertised at a great price - negotiation is needed.

The first part for me is investing in real estate since I have a secured job that I’m hoping can subsides some income to give me the freedom to put more time to real estate with a eventual transition to full time real estate business.

Rates are set to go down, although not as fast as hoped.

On the other hand, I feel one of the main advantages of passive investments (via syndication/crowdfunding) is that I can hire a manager who has years more experience than I can ever hope to obtain myself.
