I have been living OOS and doing all my biz for the last 10 years there.

I have not lived in the property two years and feel that any profit I may make on a sale would get chewed up by closing costs and capital gains.

Buy in an area you want to live and renting to the people you want to rent to.

I'm still flipping but I do live ins so only 1 every couple years, mostly San Jose.

If you have other money besides the 20K then this is a different story Already living in a house I bought before Covid.
