@Howard Handler, the art comes in finding the deals where the seller accepts $106k for whatever reason.

That may be more art than science, which is why I don't like seeing the word "conservative" in investment packages.

I just want to use it as an art studio or guest unit for my kids when they come...can I get permits later?
