If you can work that out to a comfortable level, I think the most reasonable path would be to propose a revenue sharing agreement, but this would certainly require a revision to your current lease.

I'm not sure how detailed of information you're looking for regarding schools but a good resource at a high level is http://www.greatschools.org/school-district-boundaries-map/ It ranks schools (elementary, middle and high school) and you can see the school district boundaries to identify down to the street or address which school a particular property would attend.

Hi @Kyle H. yep it is a duplex with a unit in the basement and one at ground level, I was reading that some drywall is fire rated, but unfortunately it has the floating ceiling tiles not drywall.
