@Jerryll Noorden First off I must say thank you again for putting out actual intelligent, useful, actionable content for all the sharks and sheep, much appreciated.

Although we know your mom must be a lovely lady, we just cannot speak with her about our lease'  so she replied 'yes, I am beautiful, intelligent and lovely ' and a selfie to my husband. 

Even if they were making a ton, that still doesn't mean it is a good idea.You may be new at this game but you are not new to logic, intelligence and common sense.Stop being sheep.

You can either do what everyone here tells you.. target anyone and everyone blindly, without logic, common sense, strategy or intelligence and keep pestering thousands of people for just one deal... or be like an engineer, scientist.. or a smart person in general...Isolate the right audience, and then approach that RIGHT audience with the RIGHT message.Logic no?

You must know your market, operating costs, ROI, trends, and be able to speak intelligently to these things and more.

10% is a reasonable rule of thumb for many.I think what @Marty Boardman said was intelligent, i.e. asking a prospective private lender, "What kind of return were you hoping to get?"

Unfortunately for new dudes like us, we can be as smart as we want, but it's our time in business that may be slowing down (which you can't control... you can control your level of intelligence though).Hopefully all this makes sense and I'm excited you asked this question because it shows you care about those you serve!

Anyway, the best way to find a buyer for a vacant parcel is to put it on the MLS, so we "whole-taled" the ones we've done, meaning we closed ourselves with our own money on the vacant lots at what we knew were a decent price, i.e. 1/3 or 1/4 of what the vacant lots around it were trading for, and then we immediately put it on the market, however in an intelligent and professional way, meaning we knew the exact details of the zoning (most listing agents are too lazy to figure that out), utility availability, drone/aerial photographs, etc. 

I'm more concerned about this growing idea that artificial intelligence (AI) can answer questions for us.
