I called 6 or 8 HM lenders in advance, including long conversations with ones that called me from an Connected Investors inquiry.

We had to wait for commitment from broker 2 (which we just got) and we will now be able to close next week.The issue is that broker 2 suggests that I should not fully disclose the fact that I have a signed contract and a mortgage application with broker one, but rather that I should just explain "shopping for mortgage" regarding the credit inquiry of broker 1. 

I find out it might be better to go for a business loan and have sent off a number inquiries but thought to post the question here about what best to do given I want to follow a BRRRR What is the best way to get the cash that I need to finish my rehab - about $10K?

I had a boilerplate response to any inquiry that told them we were having an open house and if they were interested in being contacted for it, to fill out a form I created on Google Forms (with the link).I asked a lot of questions like income, pets, etc.  

No rentals from Expedia but did get a few inquiries.

Start some initial inquiries to hard money lenders and have that geared up for your deals. 

Comparing our FB response to Zillow I would say FB gives us five inquiries for every one on Zillow.

A Thorough title search includes written inquiry to the code enforcement dept (and utilities, etc) in order to uncover any existing but unrecorded code violations.  

One of the stats HA uses to determine your ranking is conversion, which would be negatively affected if you deal directly after a guest makes an inquiry.
