Here are my initial thoughts:As a small landlord in Ontario, my experience over the past eight years has highlighted significant challenges in managing rental properties effectively.

Carrying costs in purchase and or rehab is financed, cost of capital on refi, re-recording, title, updated insurance, etc. their are many costs at play after initial funding then to transition long term unless your straight cash on the front end.

Most MLS purchases at high leverage indicated by those numbers have initial negative cash flow.  

I no longer offer them, We were going to initially get 11 sets, we soon discovered it wasn’t worth it.

Initially the only person with a key was the responsible manager from the company but we found youtube videos showing how to break it - can't assign blame but something was not smelling good.

b) I was initially thinking short-term rental, which is where that surge of requests came from but it feels like a lot of work as I would be doing the turns/cleaning for most part so what are the pros-cons of mid-term? 

Here are my initial questions:1.

Insurance placement guests tend to be very last minute, often will want to sign an initial 30-day contract and then the amount of time they will extend is very unpredictable but can sometimes be upwards of 9 months.

The property may be deteriorating as the debtor delays and as his attorney stretches out initial court hearing (in BK court) for 6 months.  

I am not judging those that invest in Bitcoin (although, i recognize that my initial comment sounded like I was).
