To be fair this GC has his estate home next to my project and he did not want to see starter homes going in. we build semi custom highest price in town .. so there was quality of project that also interested him.. this would be a rare event out in the market..

Hell, having laminate is better than having carpet carpet imo (assuming good quality of course).

I specialize is finding unique solutions to novel problems and have a robust team/network of quality contractors.

Contractors also want to control the quality of materials going in, and a client wanting to save money might get a lower quality that could affect the end product, and cause problems down the line, reflecting on the contractor.

An email marketing funnel for re-booking is nice, but it's barely keeping up with the year over year decline in rents due to saturation (quantity saturation AND quality saturation) and shifting travel trends.  20 years ago your hot tub made your listing an all-star.

While it can be lucrative and most of the income will be guaranteed you will find that not every area has the same quality of Section 8 tenants.
