I imagine we will see less and less of these subject-to transactions in the coming future as this method has been popularized by some famous proponents...As far as finding these deals, a sub-to transaction would most likely be found by trolling foreclosures and finding off-market deals like a wholesaler. 

I look at every single item in the pro forma and imagine that it is complete BS, and see if I can challenge it.

Some areas are as bad as people imagine and others are actually very nice. 

Have to use your imagination and turn an Ugly Duckling into a Swan.You can look or tell a top broker your buy box. 

That's not a cheap price and I would imagine one would have to have a pretty decent job even in NJ to qualify, and that it would be a nice area and nice house.
